Where does the asking price sit?

Type of home

Pick an address, the kind of home and the asking price. VERA PI places the price among the recorded sales of homes like it within 500 m – the median, the middle half and how many sales stand behind them.

The method

The city’s own registers, joined on the lot.

Every figure on these pages comes from a register New York City publishes, with its version and date. A lot is its BBL – borough, block and lot – and a building its BIN; a condominium’s units are lots of their own under the building’s lot, and a co-op’s shares are not lots at all.

  • NYC DCP PLUTO and MapPLUTO (clipped)the lot: area, zoning, buildings, units, year built, building class
  • NYC OTI Building Footprintseach building (BIN): outline, roof height, construction year
  • NYC DCP Property Address Directory (PAD)every address range to its lot and building
  • NYC DOF Digital Tax Map – condominiums and unitscondominium unit lots to their building’s lot
  • NYC DOF Annual and Rolling Salesrecorded sale prices; annual and rolling files de-duplicated
  • NYC DOF ACRIS Real Property Master and Legalsrecorded deeds, linked to lots – one document counted once
  • NYC HPD Buildingslegal stories and dwelling units per building
  • NYC Local Law 84 benchmarkingbuilding-level, self-reported energy use – not a per-unit certificate

No owner names, ever. Sales are shown as counts and as medians of ten or more, with their period and radius; condominium and co-op sales in total price, because the city publishes no unit area for them. A tax assessment is not a market value, and a zoning district is not a ruling on what may be built.
