VERA PI
Legal, privacy and terms
Four documents: how to reach us, what happens to your data, the terms on which a valuation is supplied, and the limits of what a valuation is. Written to be read rather than survived. Where something is uncertain, it says so.
Version 2.1Last updated 14 October 2026Applies to verapi.fr (frenchproperty.co redirects to verapi.fr)
verapi.fr is operated by VERA PI Property Technologies, a VOR Media Technologies company (VOR Media Technologies is the company behind vorapi.com). These pages follow the same policies as vorapi.com; where VERA PI differs – a valuation is supplied, and paid for – the difference is written out. capdantibes.co, coteazur.co and parisproperty.co, to which version 2.0 of this page also applied, keep their own legal page.

Content and sources
Transaction data is derived from Demandes de Valeurs Foncières, published by the Direction générale des Finances publiques under the Licence Ouverte / Open Licence. Cadastral geometry is from the Etalab open cadastre. Address matching uses the Base Adresse Nationale. Demographic figures are from INSEE. Pool counts are from the Ville d’Antibes planning system. These sources are reproduced under their respective open licences; their publishers do not endorse this site.
Illustrations are used with the permission of the rights holder. Photographs of Cap d’Antibes are used with permission or under licence held by the publisher. All other text, figures, charts and the VERA PI engine itself are the property of VERA PI Property Technologies.
2 · Privacy policy
This page explains what happens to personal data on verapi.fr – in plain words, and only about things that actually happen here. If something is unclear, write to us; we answer personally.
1. Who is responsible
The controller for personal data processed on this website is VERA PI Property Technologies (a VOR Media Technologies company), 470 Promenade des Anglais, 06200 Nice, France · contact@verapi.fr. Given the scale of the activity, no Data Protection Officer has been appointed; that is permitted where none of the conditions in article 37 GDPR applies.
2. What this policy covers
This policy covers this website, verapi.fr. A VERA PI Brief is supplied under the terms of service below; the property data you send us to produce it is handled as described in section 3.
3. What we process, why, and for how long
Requests for a Brief. When you send the request form or write to brief@verapi.fr, we store your email address, the Brief you ask for, the address of the property and anything else you write, together with the time of the request. We use this to answer you, to quote, and to produce the Brief you commission. Legal basis: steps taken at your request before entering into a contract (Article 6(1)(b) GDPR), then performance of the contract. Where it goes: the request is stored in our own database and sent as an email notification to the people at VERA PI who answer requests; it is never used for advertising and never sold or shared for others’ marketing. How long: 24 months after our last contact with you, or, once a Brief has been commissioned, 10 years so that the Brief remains defensible. Billing details and invoices are kept 10 years under Code de commerce L123-22.
Market Update Briefs. If you subscribe, we store your email address, whether you own on Cap d’Antibes and whether you are buying, selling or watching. We use that only to decide what to send you; it produces no automated decision about you and no score. Legal basis: consent (Article 6(1)(a)), given by ticking a box that is never pre-ticked and withdrawable at any time – every update carries an unsubscribe link. How long: until you unsubscribe, then one year to prove the consent existed.
The complimentary Price Position Brief. The document is assembled in your browser. A copy of it is kept by us, together with the email address, address, post code, listing link, floor area and asking price you enter, so that we can answer if you write back about it and follow up on the property you asked about. Legal basis: legitimate interest (Article 6(1)(f)) – you asked us for the document. How long: 24 months after our last contact. Market notes by email: only if you tick the box next to the form, which is never pre-ticked – consent (Article 6(1)(a)), withdrawable at any time through the unsubscribe link in every email or by writing to us; kept until you unsubscribe, then one year to prove the consent existed.
Protection against abuse. With each form we store a one-way hash of your IP address. It is used only to limit the number of requests from one address per hour, it cannot be turned back into the address, and it is kept as long as the request itself. A hidden field in the form catches automated submissions; nothing you type is affected. The camera and the map’s plot look-up also count requests per connection for an hour, in the server’s memory only, so that no one can empty the registers through them; nothing of that is written down.
Counting visits, without cookies. To learn which pages are read and which buttons are used, each page of verapi.fr sends us short notes while you use it and when you leave it: the page’s address (personal links are masked), how long the page was in view and how far down you scrolled, the label of a button or link you use (for example «Check a price», or «e-mail · contact@verapi.fr» for an e-mail link), the name of a form you send – never what you typed in it –, a video you start, the website you came from (its domain only), the campaign tag in the link that brought you (utm_source, utm_medium, utm_campaign), your browser’s language, and whether the screen is a phone, a tablet or a computer. Our network adds the country your connection comes from (two letters). On the pages verapi.fr serves itself – the home page, the operating system, the database, the company, the map, the camera, the Brief, this legal page and the page-not-found page – the notes of one visit share a key that changes every day: a one-way hash of the date, a secret, your IP address and your browser’s description (its user agent), cut to twelve characters. Neither your IP address nor your user agent is stored, the key cannot be turned back into them, and because it changes every night (Paris time) it cannot follow you from one day to the next. The other pages (the market, the method, the Briefs, questions, news, search) send the page, the time in view, the scroll depth, the website you came from, the screen size, the buttons that share a page, open the camera, call us or lead to another site, and whether the site runs as an installed app – with no key and no country. No cookie is set for any of this, and automated browsers are not counted. Legal basis: legitimate interest (Article 6(1)(f)) – knowing, in aggregate, how the site is used. Where it goes: our own database at Cloudflare – never to an analytics company, an advertiser or a social network. How long: these notes are not yet deleted automatically; we are setting a fixed period and will state it here.
Your approximate area. To show you the example closest to where you are – the Riviera, Paris or the Alps – the home page asks verapi.fr for a rough position. Our network derives it from your IP address: the country and a point rounded to a tenth of a degree (about 10 km). The page uses it only in France and only to choose that example. We do not store it or log it, and the answer is marked not to be kept by any cache. If you have already allowed this site to use your location in your browser, the page uses that instead, in your browser only, for the same choice.
Your location, when you allow it. The map and the camera can use your device’s location; your browser always asks you first, and you can say no. The map then shows where you are, in your browser. When you photograph a gate, tap a plot or ask to read the plot where you stand, the page sends verapi.fr that point – latitude and longitude, how accurate it is and, if your phone gives one, the compass heading – and the photo itself never leaves your phone. We use the point only to find the plot and answer with what the public registers hold on it; to do so our server asks the French public geodata services (IGN API Carto, the Géoplateforme and the Géoportail de l’Urbanisme) about that point – they see our server, not you. Their answers about a point are kept for a day in our network’s cache so the same point is not looked up twice; the point is never stored with anything about you, and nothing is logged with a person.
Kept in your browser. A few small notes stay in your browser’s own storage and are not sent to us by themselves: whether you prefer the website or the app view (vera-view), that the «add to Home Screen» hint has been shown (vera-a2hs), and the e-mail address you typed in an order form, so that you need not type it again (vera-order-email). The campaign tag of the link that brought you, and on some pages whether the site runs as an installed app and the results of a search, are kept in the tab’s session storage until you close it. Your browser also keeps copies of the site’s pictures and price indexes (its service worker) so that pages open faster; they hold nothing about you. You can clear all of it with your browser’s site data.
Cookies. verapi.fr sets no cookies for visitors. A cookie is set only when someone signs in to the Studio – agencies, clients, investors and our own team – to keep that session; inside the Studio a second cookie remembers the language chosen (one year).
What else your browser fetches. Fonts, images and the site’s own scripts come from verapi.fr. Two kinds of request go elsewhere, and only on the parts of the site that need them. The map library (MapLibre GL, version 4.7.1) is loaded from cdnjs.cloudflare.com, a public library host run by Cloudflare, pinned to that exact file by an integrity check; only if that host cannot be reached is the same file loaded from unpkg.com. The map’s aerial photographs and cadastral plan, and the address suggestions on the map and in the Brief’s order form, come from the IGN Géoplateforme (data.geopf.fr) of the Institut national de l’information géographique et forestière, a French public body: your browser asks it directly, so IGN receives your IP address and, for an address search, the words you type, and handles them under its own policy. We have no advertising, social-media or third-party analytics trackers on the site.
Delivering the page. Our hosting provider processes the technical data every website needs in order to deliver a page and protect it against attacks: your IP address, browser type, the page requested and the time. That data is kept in the provider’s short-lived operational logs and is not used by us to identify visitors. Our own code writes no request log.
Email. If you write to us by email, we keep the correspondence for as long as needed to handle the matter and to document what was agreed.
We do not collect special category data and we do not carry out profiling or automated decision-making about you. The VERA PI model analyses property data, not people.
4. Who processes data on our behalf
We use a small number of service providers, bound by data-processing agreements, to run this site. They act only on our instructions.
| Provider | What for | Where |
|---|---|---|
| Cloudflare, Inc. | Hosting and delivery of the site, the database that stores requests and the visit notes described above, protection against attacks, the day-long cache of plot look-ups, and – through cdnjs.cloudflare.com – the map library. | Global edge network with data centres in the EU; transfers outside the EU/EEA are covered by the EU Standard Contractual Clauses and Cloudflare’s certification under the EU–US Data Privacy Framework. |
| Brevo (Sendinblue SAS) | Delivery of the email notification about your request to our team, and of the Market Update Briefs you subscribe to. | France (EU). |
| Payment provider | Takes the fee for a commissioned Brief and holds your billing data as its own controller. We do not store payment card details at any point. | EU. Ask us and we will tell you which provider we currently use. |
The IGN Géoplateforme and, as a fallback for the map library, unpkg.com are not our processors: your browser contacts them directly, as described above. No data from this website is sent to AI providers, advertising networks or social platforms.
5. Your rights
Under the GDPR you can ask us at any time to tell you what personal data we hold about you and give you a copy (access and portability); correct data that is wrong or incomplete; delete your data, or restrict how we use it; object to processing based on our legitimate interest; and withdraw a consent you have given. Write to contact@verapi.fr. We answer within one month. You also have the right to lodge a complaint with a supervisory authority – in France the CNIL, 3 Place de Fontenoy, TSA 80715, 75334 Paris Cedex 07, cnil.fr, or the authority in the country where you live or work. You have the right to give instructions about what happens to your data after your death, under article 85 of the loi Informatique et Libertés.
6. Security
The site is served over HTTPS only. Requests and Briefs are held on encrypted storage that only the people producing the valuation can read, behind individual sign-ins, and every release of the site is built from a version-controlled repository so that changes are traceable. No system is perfect; we will notify you and the CNIL of any breach that requires it, within the deadlines the GDPR sets.
7. Children
verapi.fr is a business website and is not directed at children. We do not knowingly collect data from anyone under 16.
8. Changes to this policy
When we change this page we update the version and date at the top. Changes that affect what we do with your data are announced here before they take effect.
3 · Terms of service
These terms govern your use of the website verapi.fr, operated by VERA PI Property Technologies, 470 Promenade des Anglais, 06200 Nice, France, and the supply of a VERA PI Brief. By using the site you accept them. If you do not, please do not use the site.
1. What this site is
verapi.fr presents VERA PI, the valuation engine of VERA PI Property Technologies, and lets you request a Brief. The figures shown on the site relate to one specific property on Cap d’Antibes and illustrate the method; they are not a valuation of your property. Nothing on the site is an offer that can be accepted by clicking – a Brief is commissioned when you accept a quotation or pay an invoice.
2. Information on the site
We keep the site accurate and say clearly where a figure is an example. Prices, coverage and what each Brief contains are those published on the site on the date at the top of this page; the quotation you receive confirms them for your order and is the document you can rely on.
3. Intellectual property
The VERA PI and VERA names, the Verified Evidence, Research & Analytics mark, and the text, illustrations, charts and code of this site belong to VERA PI Property Technologies; the VOR name, wordmark and lockup and the Fold mark belong to VOR Media Technologies. You may read, link to and quote the site for the purpose of evaluating VERA PI; you may not copy, republish or use its content or marks commercially without our written permission. Names and marks of other companies mentioned on the site belong to their respective owners.
4. Acceptable use
You may not attempt to break into, overload, scrape at scale or otherwise interfere with the site or the systems behind it; send automated or misleading requests; or use the site for anything unlawful. We may limit or block traffic that does.
5. Requests
A request for a Brief is an invitation for us to contact you. It creates no obligation on either side until a quotation is accepted. We decide whom we offer a Brief to, and we reply personally. How we handle the details you send is described in the privacy policy above.
6. Supply of a Brief
What is supplied. A written VERA PI Valuation Brief on one property, structured to the International Valuation Standards, comprising a central value, a valuation range, an opening position, a walk-away price, the schedule of recorded sales relied on, and a VERA PI Notaire Brief. It is an evidence-based opinion of market value. It is not a Red Book valuation, not an expertise judiciaire, and not prepared for mortgage security or for tax assessment. A Parcel Brief is a record of the public register and the cadastre: not a valuation, not a title report, not a survey and not legal advice; it states which servitudes and prescriptions are recorded against a parcel without advising on their consequences.
Price, payment and delivery. Prices are those published on this site at the time of your order: the Price Position Brief is free; €450 for a VERA PI Insurance Brief; €890 for a VERA PI Pre-offer Brief, or €2,000 for Pre-offer Briefs on five properties; €1,250 for a VERA PI Parcel Brief or a VERA PI Apartment Brief; €2,000 for a VERA PI Vendor Brief; €4,500 for a VERA PI Valuation Brief on a property with an asking price up to €5 million, €7,500 between €5 and €10 million and €12,500 above €10 million, the Negotiation and Insurance Briefs included, and half the applicable fee for each further property for the same client; the other VERA PI Briefs from €490 to €1,490; the Buyer’s Suite at €4,900, the Apartment Suite at €2,900, the Seller’s Suite at €3,900 and the Complete Suite at €7,900, €10,900 or €15,900 according to the asking price; Owner’s Watch at €490 a year for one property; subscriptions for professionals from €290 a month; a Research Brief is quoted in writing before anything is charged. All prices include VAT – they are TTC, toutes taxes comprises – so the figure shown is the figure you pay; your invoice shows the VAT separately. What you have paid for a Brief on a property is credited in full against a Suite or a Valuation Brief on the same property commissioned within ninety days. Work begins when payment has cleared, and the Brief is delivered by email within 24 hours of that point.
Your right to change your mind. If you are a consumer within the meaning of the Code de la consommation, you normally have fourteen days to withdraw from a distance contract, under article L221-18. Because the Brief is delivered within 24 hours, you will be asked when you order to expressly request that we begin immediately and to acknowledge that you lose the right of withdrawal once the Brief has been fully delivered – as articles L221-25 and L221-28 permit. If you would rather keep the fourteen days, say so and we will deliver on the fifteenth day instead. That choice is yours, and choosing it costs you nothing.
What we need from you. The address, and anything you already hold: the listing, photographs, floor plans, the surveyor’s measurement and the vendor’s diagnostic file. The Brief states which assumptions it has had to make in the absence of these. If information you supply is wrong, the conclusion may be wrong with it, and we will re-issue the Brief on request once corrected.
Use of the Brief. The Brief is prepared for you and for the transaction it names. You may show it to your notaire, your lawyer, your bank, your agent and the other side in the negotiation – it is written to be handed over. You may not publish it, resell it or present it as your own work, and copyright in it remains with VERA PI Property Technologies.
What we do not promise. We do not promise that you will buy the property, that you will buy it at any particular price, or that any discount will be obtained. A valuation is an opinion about a market, and markets are not obliged to agree. The Brief publishes its own tested error rate precisely so that you can judge how much weight to put on it.
7. Links to other sites
The site may link to other websites. We are not responsible for their content or their handling of your data.
8. Availability and liability
We aim to keep the site available at all times but do not guarantee it, and we may change or remove content without notice. To the extent permitted by law, VERA PI Property Technologies is not liable for any loss arising from the use of, or reliance on, this site. Our liability arising from a Brief is limited to the fee paid for it. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited under applicable law – and where you contract as a consumer, your statutory rights are unaffected.
9. Governing law
These terms are governed by French law. Disputes that cannot be settled amicably are brought before the competent courts of Nice, France, without prejudice to any mandatory consumer protection that applies to you: if you are a consumer you may bring proceedings in the courts of your own domicile, and if we cannot resolve a complaint between us you may refer it to a consumer mediator – ask us and we will tell you which one covers us.
10. Changes and contact
We may update these terms; the version and date at the top tell you when. Tell us first if something is wrong: contact@verapi.fr.
4 · Valuation disclaimer
A VERA PI Valuation Brief is an evidence-based opinion of market value prepared for a private buyer or vendor, written to the structure of the International Valuation Standards. It is not a Red Book valuation and not an expertise judiciaire, is not prepared for mortgage security or tax assessment, and is not legal, tax or investment advice. No outcome in a negotiation is promised or implied. Transaction data: Demandes de Valeurs Foncières (DGFiP), Etalab open cadastre, Base Adresse Nationale, INSEE. Illustrations used with permission. This site sets no cookies for visitors and embeds no advertising, social-media or third-party analytics trackers; visits are counted without cookies, as the privacy policy describes, and its typefaces are served from this site.
- A VERA PI Valuation Brief is an evidence-based opinion of market value prepared for a private buyer or vendor. It is not a Red Book valuation, not an expertise judiciaire, not a mortgage valuation, and not a tax assessment.
- It is not legal, tax, financial or investment advice, and it is not a personal recommendation to buy or to sell. Take advice from your notaire and your tax adviser before you commit.
- The figures rest on the public transaction record, which is published in arrears and is not free of error. Where a recorded sale is wrong, incomplete or missing, the valuation inherits that.
- Every valuation depends on assumptions about floor area, condition and comparability. The Brief names them and measures what each is worth. Change an assumption and the answer changes.
- The model’s tested error is published in the Brief. It is not small, and a valuation that claims precision to the euro should be treated with suspicion – including ours.
- Figures shown on this website relate to one specific property on Cap d’Antibes and are illustrative of the method. They are not a valuation of your property, and no reliance should be placed on them.
- Past recorded prices are not a guarantee of future prices. Property values fall as well as rise.
- Nothing on this site is an offer to buy or sell any property, or an invitation to make one.
