Where does the asking price sit?

MyDec’s use code B puts houses, condominiums, townhomes and duplexes together – the comparison is all of them.

Pick an address and type the asking price. In Cook County VERA PI places it among the screened home sales within 500 m – the median, the middle half, the share at or below it and how many declarations stand behind them. Elsewhere in Illinois it shows the city’s, the ZIP code’s and the county’s medians.

The method

Every declared sale, counted once.

Every figure on these pages comes from the VERA PI databases: the transfer declarations the parties file with the Illinois Department of Revenue (MyDec, form PTAX-203) – with their price, their dates, the deed, the use and every PIN they name – and the Cook County Assessor’s current parcels, their centroids and addresses, each with its version and date.

  • Illinois Department of Revenue – MyDec real estate transfer declarations (PTAX-203)every declaration with an instrument or recording date 16 October 2021 – 16 October 2026: 1,364,331 kept, 1,327,088 with an instrument date in the window, with their full and net consideration, dates, deed, use, every PIN and the declared address – datasets it54-y4c6, ay2h-5hx3, b46z-jwev and vbnw-q5s8, public domain
  • Cook County Assessor – the parcel universe and its addresses (current)523,066 Cook PINs with their current centroid (523,053), address, municipality, Chicago community area and class – today’s parcels, not the parcels on the day of a sale
  • VERA PI – the screen il-residential-screen-v1567,477 declarations that pass a conservative first screen for home-sale comparisons – every one screened out kept in the history with its reasons
  • US Census Bureau – cartographic boundary filesthe outlines of the 102 counties (1:10m, via us-atlas 3.0.1)

No buyers or sellers, ever – the database holds none. Sales are shown as counts and as medians of ten or more, with their period and radius. A declaration is counted once, however many PINs it names, and its price belongs to the whole transfer – never split over its parcels. MyDec is the one source of every count and median: the Cook Assessor’s own sales are never added. A median uses the screened residential declarations (il-residential-screen-v1: a warranty or special warranty deed, $10,000 or more, one PIN, no related parties, foreclosures, auctions or other special circumstances, advertised, no personal property, one declaration per document) – a first screen, not proof of a market sale; MyDec’s code B puts houses, condominiums, townhomes and duplexes together. In Cook County a parcel sits on the map at its current centroid – not its entrance, not a unit, not the parcel on the day of the sale; outside Cook there is no parcel point yet, so the address and the PIN are searchable but not on the map. There is no verified living area, so there is no price per square foot. The latest weeks are incomplete: a declaration reaches MyDec when the deed is recorded.
